5(a). Benefits to Landlords

What are the benefits to you as a landlord?

The benefits of working with us to rent and manage your property, include but are not limited to the following;

  • No loss of rental income for the full term of our Agreement*
  • There is no need for contact between you and the tenants
  • There is no need to chase rent or organise repairs
  • We deal with all maintenance issues and consult with you when appropriate
  • Your property is returned to you as it was when you handed it over to our Association*
  • There are no “agency” fees*
  • Your property is managed by a regulated Housing Association for the length of the Agreement.

Landlords, are you generating the best return from your property?

When looking to rent your property, you will naturally aim to get the maximum return achievable. This is more likely if the property is in good condition, in a desirable location and in close proximity to transport and amenities. However, the reality is that this scenario doesn't guarantee to let your property and it can often take a while (if at all) to get the “best” or desired rent.

You may have to accept slightly less rent to get a tenant “in” rather than have the place empty and lose money and additional to this loss, it is reasonable to assume that over a 3 year period, your property will be empty at some time and will require some repairs and maintenance. Your investment will obviously not bring in a return during that time and during a vacant period between tenancies etc, whether planned or not.

Whatever the cause, whatever the issue, it will still mean that for any void period there is no income generated for that property. You may be lucky, but the longer you rent out accommodation, the more chance there is it will happen. When it does happen, it doesn't take long for each week without rent to have a considerable impact on the yearly income and it doesn’t take long to figure out how many weeks without a tenant it would take before you were making a loss.

There is one way you can be more certain that it doesn't happen to you and that is by renting your property via an established and reputable organisation, that also guarantees your rent* such as St Andrews Community Housing Association (SACHA).

Because we are paying the rent for an agreed period of time, whether it is tenanted or not* you cannot lose and you know exactly what return you will have for the duration of the Agreement*, allowing you to plan accordingly without any worry and no dips in income*.

Making considerable savings when renting your property ?

If you usually employ the services of an estate/letting agent to find you tenants and/or to manage the property for you, you usually have to pay for this. SACHA provides this service for you and we do not charge a fee!

It is already part of our Landlords Services package, which means that there are NO FEES but you still get a full “agency” service. Like any good and reputable agency, we are members of the National Association of Estate Agents, the Association of Residential Letting Agents, the National Approved Lettings Scheme and (as a Housing Association) we are regulated by the Service Users & Tenants Authority (TSA).

As such, we are accountable for our conduct and business practice, so you can rest assured that we will look after your property and deliver the service set out in any agreement with you*.
